WHAT IS A HOME INSPECTION?

A home inspection is an evaluation of the condition and structural integrity of the property, such as roof structure and any accessible framing members and foundation as well as interior finish work.​


​​​​​​WHY A HOME INSPECTION?

A Home Inspection for a buyer or seller is to familiarize them with the condition of the property. Shut off valves, pump switches, furnace and AC filters, electrical Breakers etc. A thorough home inspection will also give the buyer peace of mind by being aware of any potential problems that may exist.

​​​​​​​​DOES HOME INSPECTION INCLUDE WATER, RADON, HVAC, FURNACE AND FIREPLACE TESTS?

Any additional tests such as water, radon, fireplace, mold/mildew etc. should be conducted by certified technicians in their respective trades...for insurance purposes.​


HOW IS THE INSPECTION REPORT PRESENTED TO THE BUYER?

The inspection report is presented to the client as a print-out and/or will be emailed directly to them which usually includes any pictures taken.​

SHOULD THE BUYER BE PRESENT?

It is important for the buyer to be present so as to be able to ask about different areas and to familiarize themselves with all the components of the house as well as being able to see and hear about any problems that need attention.​
​ We don't have set hours so we try to accommodate the time you prefer at your convenience.

IS THE SELLER INVOLVED IN THE INSPECTION?

The seller should be made aware of things that should be made accessible, such as an attic hatch, main shut-off, sump pit or floor drains etc.​

HOW IS THE ROOF INSPECTED?

The preferred method is "walk on" depending on the roof slope, or if it is snow-covered. Discretion is left up to the home inspector for safety reasons. We have use of a drone with camera if need be, especially in the winter.​​
